Home-loan rates in 2026: what an OPR of 2.75% means for your instalment
Bank Negara Malaysia held the Overnight Policy Rate (OPR) at 2.75% on 3 September 2026; its last change was a 25-basis-point cut on 9 July 2025, and the next Monetary Policy Committee meeting is on 5 November 2026. A home loan's rate is the Standardised Base Rate (SBR), which equals the OPR, plus the bank's spread — and published standard examples came to around 4.00–4.10%.
How the rate is built
Under Bank Negara's Reference Rate Framework, a Malaysian home loan is priced in two parts. The Standardised Base Rate (SBR) equals the prevailing OPR — 2.75% since the cut of 9 July 2025 — and the bank adds its own spread. Your rate is the SBR plus that spread.
When the OPR moves, the SBR moves with it, and so does the rate on any loan priced this way. The spread is the part that differs from bank to bank. The Monetary Policy Committee held the OPR on 3 September 2026, and its next meeting is on 5 November 2026.
What banks publish, and what they lend
Published standard examples sat around 4.00–4.10%: the SBR of 2.75% plus a spread of 1.25–1.35%, in Public Bank's disclosure and in Maybank's rate as listed by BaseRate.MY.
Most banks lend up to 90% of the property's value for a first or second home. From the third housing loan onwards, Bank Negara caps financing at 70% of the value.
Tenure runs to a maximum of 35 years, and most banks also require the loan to end by age 70. For a borrower aged 45, that usually means 25 years at most, not 35.
Reading the calculator
The calculator on this site starts at 3.60% a year, 100% financing and 35 years. That is a starting illustration, not a bank offer: 3.60% sits below the published standard examples, and most banks lend up to 90% on a first or second home, not 100%.
For a figure that means something, enter the rate your bank actually offers you, the financing it will give — 90%, or 70% on a third home — and the tenure your age allows. The instalment that comes out is then yours, not the example's.
