The basics

Where exactly is M Amaya?

In Southbay, Batu Maung, at the south-eastern tip of Penang Island. Southbay Plaza is adjacent and the Penang Second Bridge is 900 m away. The locality coordinates are 5.28491 N, 100.2875 E. For the exact site address, speak to Kevin Lee.

Who is developing it?

Vienna View Development Sdn Bhd (728448-H), a wholly-owned subsidiary of Mah Sing Group Berhad (230149-P). The architect is East Design Architect Sdn Bhd. This website is not run by the developer.

Is it freehold?

Yes. The developer's sales kit states freehold tenure. On Penang Island that is worth confirming in your own title search before you commit, because leasehold is common here.

How many units are there?

833 units in total, across two towers, plus 11 commercial shop lots. The five layouts break down as 288 Type A, 344 Type B, 115 Type C, 58 Type D and 28 Type E.

What sizes are available?

Five layouts from 721 sq ft (67 m²) to 1,432 sq ft (133 m²). Type A is one bedroom with an enclosed study; Type B is three bedrooms; Types C, E and D are four bedrooms.

How much does it cost?

Owner-provided public prices run from RM489,000 for Type A to RM919,000 for Type D. These are subject to current availability, unit selection, developer confirmation and change without prior notice.

When will it be completed?

The developer states 2030. We publish that as proposed rather than confirmed — a completion date four years out is a plan. Ask for the current programme before you sign.

The building

How tall is it, and how many towers?

Two towers of 37 storeys each, on 4.8 acres of land, with a Level 8 podium carrying the facilities and a Level 9 elevated garden above it.

What is the ceiling height?

Floor-to-floor height is 3.0 m, with a maximum clear height to soffit of 2,850 mm. Common corridors are 1.5 m clear.

How many lifts are there?

Three passenger lifts plus one bomba lift per block. The developer estimates a waiting time of about 24 seconds — that is a design estimate for a building that does not exist yet, not a measurement.

What is the maintenance fee?

RM0.33 per square foot, stated as inclusive of the sinking fund, as per approved memo. On a 990 sq ft Type B that is roughly RM327 a month. Approved memos are revised, so confirm the figure at booking.

What facilities are there?

Forty-one numbered facilities on the Level 8 podium, including a 50 m infinity lap pool, an onsen jacuzzi, a gymnasium, a co-working room and a multipurpose hall with pickleball courts. Level 9 adds the Elevated Zen Garden.

How much parking is there?

Six storeys of dedicated parking. The developer does not publish a bay-per-unit allocation in the material available to us, so we do not state one.

Are there EV charging bays?

Twenty in total: 11 in the retail area and 9 residential. Nine residential bays for 833 units is a low ratio, so ask how they are allocated and whether private installation is allowed.

What security is there?

Perimeter fencing with CCTV, a security guardhouse, 24/7 patrol, a residents-only lift lobby with card access, lifts restricted to a designated floor, and barrier-free access at the facility floor. None of this has been observed in operation, because the building is not built.

Is it green-certified?

GreenRE Gold, Provisional. Provisional is the developer's own wording — the rating is awarded on design intent and confirmed against the completed building. Ask for the final certificate at handover.

Buying

What furnishings are included?

The developer's sales package lists a kitchen cabinet top and bottom, a side-by-side or domino hob, a self-circulate non-ducted hood, a sink and tap, a washer-dryer combo, a master bedroom wardrobe, a bedroom 2 wardrobe for Types B to E, two air conditioners and two instant water heaters.

Which layout should I choose?

It usually comes down to bathrooms rather than area. Type D is the only layout with three bathrooms plus a separate lavatory. Type C is the cheapest four-bedroom but keeps two bathrooms. Type B is the volume layout and the easiest to compare at resale. Type A is the only one-bedroom, with a genuinely enclosed study.

Is there a shuttle service?

The developer states a shuttle van service to the LRT station, Queensbay Mall and the airport. We publish that as proposed — it is a statement of intent for a building completing in 2030, and nothing commits a future management body to running it.

Living there

What is Batu Maung actually like?

A former deep-sea fishing village at the far south-east of the island, now sitting between the Bayan Lepas industrial corridor, the Second Bridge landing and the Southbay development area. It is quiet, coastal and industrial-adjacent all at once.

How far is everything?

Bayan Lepas FIZ and the Second Bridge are both 900 m. The airport is 7.3 km, Queensbay Mall 8.0 km, Pantai Hospital 6.3 km, George Town 17 km. Those distances come from the developer's amenities sheet, which states no measurement method — treat them as approximate and check your own route.

What schools are nearby?

SJK(C) Wen Khai is 2.1 km, SJKC Kwang Hwa 7.5 km, Straits International School 7.8 km, INTI International College 9.2 km and Universiti Sains Malaysia 10.1 km. SK and SMK Batu Maung are in the district itself.

Is there a hospital nearby?

Pantai Hospital Penang is 6.3 km and Lam Wah Ee Hospital is 14.3 km.

Will the LRT serve this area?

Station S02 at Permatang Damar Laut is 4.6 km away on the planned Mutiara Line. Construction began in January 2026 and operations are targeted for December 2031 — proposed, not running, and a year after this building's own stated completion. Do not price a rail commute in yet.
