The Batu Maung area guide
Batu Maung is a coastal district at the south-eastern tip of Penang Island. It was a deep-sea fishing village until the Penang Second Bridge landed here, and it now sits between the Bayan Lepas industrial corridor, the Southbay development area and the Silicon Island reclamation. It is quiet, well connected by road, and changing quickly.

Batu Maung wraps around a headland. Three road systems—the east-coast expressway, local routes inland and the Second Bridge approach—shape how the district works.
The district occupies the island's south-eastern corner, wrapped around a headland. The Tun Dr Lim Chong Eu Expressway runs up the eastern coast towards Queensbay and George Town; Jalan Sultan Azlan Shah and Jalan Batu Maung carry local traffic inland towards Bayan Lepas. The Second Bridge approach cuts east across the channel to the mainland. Everything here is organised around those three roads.

One district, several experiences
The neighbourhoods.
A Southbay apartment and a Pekan Batu Maung shophouse can be close on a map and very different in daily life.
Batu Maung is not one place. Pekan Batu Maung is the old town centre near the jetty, still working, still smelling of fish in the morning. Kampung Seronok and Kampung Binjai are established residential kampungs inland. Permatang Damar Laut sits west towards the airport and gives its name to the planned LRT terminus. Teluk Tempoyak is the small coastal settlement on the far headland. Southbay, sometimes written Cangkat Batu Maung, is the newest part — the planned development area where the high-rise projects, including M Amaya, are going up.
If someone tells you they live in Batu Maung, ask which of those they mean. A Southbay condo and a Pekan Batu Maung shophouse are two very different daily experiences a kilometre apart.

The practical case
What the location does well.
Commuting to work, if your work is here. Nine hundred metres to the Free Industrial Zone is a real advantage and the main reason people choose this district over Bayan Baru or Batu Ferringhi.
Getting to the mainland. The Second Bridge landing means Batu Kawan, Seberang Perai and the north-south highway are more accessible from here than from most of the island.
Quiet. Outside the industrial shift changes, the district is markedly calmer than anywhere north of the airport.
The honest trade
What to be realistic about.
A guide that only praises a place is marketing. These are the things worth knowing before you commit, and they are the reason to visit on a weekday morning rather than a Sunday afternoon.
Bridge-peak traffic. The expressway and the Second Bridge interchange carry industrial-corridor commuters and mainland traffic at the same times. The distances on any property listing are measured in kilometres, not minutes, and the difference between those two at 8am is substantial.
Industrial proximity. Nine hundred metres from a Free Industrial Zone is an advantage for your commute and a consideration for everything else — traffic patterns around shift changes, heavy-vehicle movements, and the general character of the roads inland.
Limited nightlife and dining. Batu Maung has good local food, particularly seafood near the jetty, but it is not George Town. If you want range, you are driving 17 km.
Ongoing construction. Southbay is an active development area, the LRT is being built through the district, and Silicon Island is being reclaimed offshore. Buying here now means living alongside construction for years, and it means the view from a unit today is not necessarily the view in 2031.
You will need a car. The bus network is thin and the LRT is at least five years away. Budget for that.
